The renter found out about the default from the official letter that was hung on the door one night when he came home from work informing the occupants that the home was now in foreclosure. The owner had defaulted nine months ago and had been pocketing the renters money. The tenant, who is actually a family member, called me when he got the notice asking what his options were. We had actually been looking at homes to purchase over the previous couple of months so we talked about actually purchasing the home and stopping the foreclosure.

We contacted the seller and he was up for the idea so he listed the home through a broker, we wrote an offer, negotiated the short sale and successfully purchased the home saving the renter from having to move out unexpectedly.

The first time home buyer financed through an FHA loan and only had to put 3.5% down. We negotiated a deal at $180,000 and it ended up that the mortgage payments were actually less than what he was paying in rent. That’s a win!!!

The total time to negotiate the short sale was just over 3 months. The lien holder was Bank of America.

If you are in this situation, or know somebody that is, remember you do have options other than moving out!

I have a soft spot in my heart for one brand of cars in particular, and that’s a Ferrari. Ok one more confession, my dog’s name is Enzo yea as in the founder of the brand, Enzo Anselmo Ferrari.  With that said anytime I get to see a grouping of the prancing horses or even just one going down the freeway I get a little… well Giddy and I do what I can to admire the cars as much as possible.

Back to the XXX Drive-in, if you have never been to the XXX Drive-in I suggest you eat there at least once, you’re just not a true eastside if you don’t. Here is a tip, the first time you go don’t sit outside on the patio, sit inside and don’t plan on talking much. The walls are completely covered with automobile nostalgia from the 20^th century.  Even their menu items are named after great cars like 58 Impala (1/2lb burger), 49 Woody (1/4lb Burger), Ford Roadster (chili burger), Chevelle SS 396 (sautéed mushroom burger) you get the picture.  The food is greasy, messy and not a bit healthy for you but that’s what makes it so darn good. The drink of choice a frosted mug filled with famous XXX root beer still being made with the original 1930 recipe.  Alright lunch is over about the cars……

The weather was just perfect for this show, no rain and not too hot. This year I would say there were about 50 to 60 cars in and out throughout the day.  All made from the country shaped like a big boot. Represented among the Ferraris were Lamborghini’s, Alpha Romeo’s, Fiat’s, some De Tomaso’s and even a SEAT.

A quick closing note. If you make it out to any show at the XXX Drive-in or anywhere else. Please Please PLEASE respect what you are enjoying and make sure there are no keys hanging out of your pockets, necklaces, zippers, etc. that may contact the cars when you are leaning in for a closer look and by all means DO NOT TOUCH! While most of these cars are not irreplaceable they are all very expensive to maintain and fix scratched up paint work. This may seem like common sense but I’m always surprised at what I see when in attendance at these shows.
